Your Market Update
Spring is Officially Here!
 
The sap is running – our Vermont annual rite of spring is here. The clocks have sprung forward and we hope the last snow storm has come and gone. It was a cold start to the year but the last of the snow is melting and the sun is setting later each day.
 
The real estate market for 2018 is off to a good start and picking up steam as we get into the Spring Market. The number of single family homes that closed in Chittenden County during January and February was 114 which is up 12% from last year. The number of properties under deposit in January and February was 163 this year compared to 143 for last year an increase of 20%.
 
There are 238 single family homes for sale as of March 1st compared to last year’s inventory of 355. Condominiums also are strong with 60 closed and 90 under deposit for January and February and yes there are only 112 available as of March 1st. There are fewer properties available and as they come on the market many are going under deposit quickly. Fewer homes on the market is positive for sellers and this trend has been seen throughout the country.
 
The Vermont economy is steady, interest rates remain at affordable levels and prices are seeing modest appreciation. This is the recipe for a healthy real estate market and one that you should take advantage of. Will the Federal Reserve raise rates again? Yes- the Fed has indicated that they will and may raise rates up to three times. This is the time to act if you are in the market now as the combination of lower inventory and higher rates make finding a new property more challenging. There are great choices out there and we are seeing an increase in new construction and that has been going strong.
