Andrea was raised in Williston and returned to Vermont to raise her two children in her beautiful home state. She loves all that Vermont has to offer, from outdoor recreation and family fun to unparalleled quality of life. Andrea is a people person, smart and quick to understand customers’ needs. A former local business owner, her background includes sales, business administration and customer service. This is the 19th year we have awarded the Nancy Jenkins Scholarship, which provides $1,000 in tuition support for two college-bound high school seniors. We were delighted to receive a number of applications, all from teens showing a terrific determination to succeed in their life goals.

Summertime Newsletter 2016

Summer is finally here and we are all looking forward to enjoying all that our area has to offer. Boating, kayaking or swimming at our scenic beaches and parks, hiking the Green Mountains and biking to name a few!

Sales are up with 326 single family homes closed through May. This June there are only 513 single family homes available in Chittenden County. This is a dramatic drop from the past available homes and it mirrors the available number of homes in the fall markets from 2007 through 2012. For the condominium market the number of available units is also down slightly with 169 available. There are many opportunities for existing and new construction in both single family homes and condominiums in Chittenden County and the surrounding areas. Our market here in Chittenden County and northern Vermont has many great opportunities for buyers with historically low interest rates, many properties to choose from and great prices. Appreciation is finally here and in some price ranges and towns average prices have risen and competition is strong. May Newsletter 2016!

Our long and cool spring bloomed beautifully this month and rewarded us with a string of beautiful sunny days, flowers blooming in abundance and warm breezes.

The real estate market has also been blooming and is keeping pace with the very strong 2015 market. A steady and healthy market with homes in all price ranges with increased showings and in some cases very strong competition from buyers.

Nancy Jenkins Real Estate is proud to be leading the market with closed sales. We have assisted over 112 clients and customers through May 17th this year. We are seeing many homes going under deposit with multiple offers.

I continue to be encouraged by the lower inventory which is moving prices higher, great low interest rates and strong buyer demand. While there is talk of the Federal Reserve raising rates, mortgage rate remain affordable at 3.5% with zero points.

Summer will soon be here, and as we all play and plan, I urge you to consider that if this is your year for a move, it may be the best time to do so for many years. The interest rates will undoubtedly go up in the next year.

We are looking forward to a beautiful Vermont summer with local farmers markets returning. Soon the Discover Jazz Festival will be here as well as adventures at Shelburne Farms, visits to our local beaches and State Parks, kayaking and boating on Lake Champlain and those amazing summer sunsets.

Spring has finally sprung, and what a beautiful weekend with temperatures near the 70’s in April, all we can say is wow! Soon the daffodils will be coming up, the landscape is turning green and buyers are turning out to look for a home in the spring real estate market. If you have been thinking of a home or camp on Lake Champlain or one of the many small lakes in our area, now is the time to look. Give our team a call today.

The real estate market has popped early this year after one of the mildest winters on record. Buyers have been out in force and have placed 261 single family homes and 135 condominiums under deposit through end of March. We have already seen 300 single family homes and condominiums close in the first quarter and condos had an 8.5% increase in number of sales over 2015.

The number of homes on the market is down 9% from last year, which is creating multiple bids on properties that are well priced and in good locations. The recent interest rate hike by the Federal Reserve has not had a negative impact on this spring market. Further rate increases are on the horizon, however rates have been stable- 30 fixed rates remain affordable in the 3.5% range with zero points.

I can say that the long slow recovery has started to really build steam here in Northern Vermont. Here at Nancy Jenkins Real Estate we have sold or pended over 83 properties through mid-April and we are on track for another great year of helping folks buy, sell or invest. Spring Newsletter 2016!

The real estate market is in full “spring gear” after a mild winter and early warm temperatures the maple sugaring season starts and buyers are out in full force. When you look at the continued low interest rates, combined with moderately priced homes you see that home affordability is still fantastic for Northern Vermont.

We are often asked how our real estate market is compared to the peak of the market in 2007. In 2007 the mortgage rates were at 6.5% and the average sale price for a home in Chittenden County was $328,861. Today the mortgage rates are at 3.625% and the average sale price was $336,088 at the end of 2015 which is a 2% increase. Due to the recent decline in rates a mortgage of $200,000 would cost $912 per month- almost 28% less than the $1264 payment in 2007!

Home and condominium inventory is getting tighter, especially in the lower price ranges, and in the greater Burlington area, which means prices are starting to rise in these pockets. There are many new construction options available call us if you are thinking of buying a new home this year.

We have been busy closing homes and putting new listings under deposit with over 56 properties closed or under deposit through the first week of March- up 12% over last year and our busiest spring since 2007.

February Newsletter 2016!

2016 is off and running! The real estate market in Northern Vermont picked up steam in 2015 and is continuing to improve going into the first quarter. The number of available single family homes and condominiums in Chittenden County have declined to 615 from 772 in December 2015 which is an indication of change in the market. The number of closed condominium sales are up by 12 units January over January- a 40% increase.

The increase in showings and buyers from out of town is encouraging and the weather has cooperated wonderfully by sending us a mild and snowless winter so far. We do love our snowy Vermont winters and look forward to some continued wonderful snow in the mountains for our ski areas and happy visitors.

I am also encouraged by the increase in new construction options that are available. There are wonderful new home and condominium choices, as well as great land parcels for sale. If your dream has always been to design your new home -now is the time.

Lakefront buyers – now is your season! Come look at our wonderful lake homes, camps and land and be moved in and ready for summer fun. If you have been thinking of combining your vacation and home into one location, we can help you find the home of your dreams.

So much to see. Great rates are still here and there are many programs for first time home owners and experienced buyers alike. You really can buy with no money down and some programs are as little as 3.5% down! Say goodbye to your landlord, and hello to home ownership this year.

19th Annual Nancy Jenkins Scholarship

The national economy continues to improve as the unemployment rate remained at 5% in December and we saw a record year for new car sales at 17,470,464 units. After over seven years of zero interest rate policy, the Federal Reserve ended their stance and raised the Fed Funds rate by .25% with a statement that they would increase rates going forward at a slow, gradual pace. Consumer spending is increasing as we experience reduced gas and fuel prices- inflation adjusted gas is less than it was in 1965 and we all notice savings when we fill our tanks.

A bright spot in the forecast is that Chittenden County continues to lead us in the recovery. The urban center is experiencing the best growth and real estate appreciation in the state. We are expecting to see more growth and recovery in the middle and higher price ranges in 2016. The upper bands of the market have been working against both increased inventory and strong competition. The outlying counties and homes within commuting distance to the “greater Burlington Metropolitan area” are now displaying increases in both showing activity and sales.

One of the best signs of the recovering housing market can be seen in new construction. More homes are being built and that benefits jobs both in the construction industry and in the industries that support them. Higher consumer confidence coupled with good news in the economy, jobs and wages will spur the housing market into a stronger recovery as we travel through 2016.

The MLS average sales price for single-family homes in Addison and Chittenden Counties were both higher than 2014 while Franklin County was flat, and Grand Isle was down. The number of single-family homes closed in 2014 was up 21% to 1287 homes sold - the strongest year since 1999. Chittenden County condominium sales increased 4.8% and the average sale price was flat at $247,650. The 30 year mortgage rate with zero points has ticked up to 3.875% compared to 3.5% at this time last year.

he highest average sale prices were recorded in Shelburne (at $475,116), Charlotte (at $438,151) and South Burlington (at $406,399). The average sale price in Shelburne dropped 10.3% while Charlotte saw an 8.6% decline from last year. Both Shelburne and Charlotte have some of the most expensive lakefront homes which tend to skew the averages both higher and lower from year to year.
