Burlington Free Press, ran a special section in its Saturday paper aimed at enticing motivated renters to take advantage of Vermont's buyer-friendly real estate market and purchase their first home. With mortgage rates at historic lows and home prices staying affordable, lenders and realtors agree now is the ideal time to buy. And Free Press staff writers want you to know about it.

The cover story zooms in on the Pfiels, a young couple married nearly two years ago, who, with some careful planning, were able to purchase their dream home, a ranch-style house on four acres in Jonesville. As BFP Staff Writer Matt Sutkoski describes it, "The Pfeils were lucky, and they know it. Unlike some first-time homebuyers who have trouble finding the right house, obtaining financing or dealing with the complex paperwork involved, the couple said they are still awestruck that buying their first home was so easy and quick."

Nancy Jenkins was interviewed for another piece, "Memo to First-time Homebuyers: Jump In," written by BFP Staff Writer Dan D'Ambrosio. The basic message: Don't wait. Buy now!

Nancy helped to explain to those ripe for becoming first-time homebuyers that at current interest rates, the payment on a $180,000 loan would be just $800-$900 per month, making it more affordable to buy than to rent an average apartment in Burlington. But first-time homebuyers should line up financing before making an offer - and preferably before searching for a home.

Jenkins is quoted saying, "We're seeing the lowest prices you're going to see, they're not going any lower."

Vermont Real Estate Report - July 2012

If ever there is a time to jump into the housing market, it is now. Prices and rates are the best we have seen in years. The number of deposits and closings are up for the first half of the year. In Chittenden County the number of closed single-family homes is up 24% over last year and closed condominiums are up 25%, both very strong indicators that the market is improving.

Our home supply is starting to shrink. We have only 663 single-family homes available in Chittenden County, which is the lowest level of inventory since 2007. Condo inventory is currently at 248, and we are seeing the average sale price inching up as the available inventory declines. If you are thinking that this is your year for a move, call us now, as this is the best market we have seen since 2007.

Summer in Vermont has so many opportunities. Take a sunset cruise on The Spirit of Ethan Allen, visit one of our many State Parks, or perhaps take a day hike on the Long Trail. Enjoy the beaches on Lake Champlain for swimming, boating, or kayaking. Support your local Farmers Market, where you can meet the people who grow the vegetables, fruit, and meat that grow our local economy.

This is the 15th year we have awarded the Nancy Jenkins Scholarship, which provides $1,000 in tuition support for two college-bound high school seniors. Stoweflake Balloon Festival Comes to Vermont This Weekend

One of Vermont’s most popular summer celebrations, Stoweflake's 26th Anniversary Hot Air Balloon Festival, happens this weekend. This three-day event will bring more than 25 hot-air balloons to soar through the sky above beautiful Stowe, VT, and surrounding towns.

The Balloon Fest kicks off today at 6:30 p.m with a twilight balloon launch. Sunrise balloon launches follow at 6:30 a.m. on Saturday, July 7, and Sunday, July 8. Enjoy a second twilight launch at 6:30 p.m. on Saturday, July 7. Viewing the morning launches is complimentary for all visitors. Admission for the evening festival events is $10 (children 12 and under are admitted free of charge). A small fee applies for some children's activities.

Want to climb inside for your own hot air balloon ride? Bring your wallet! Private rides cost $275 per person, plus tax, and advanced reservations are recommended. Tethered rides on the hot-air balloons may be available for $10 per person.

One of our favorite past customers, Amanda Culver Gerlack, helps organize this event every year. But this is a Balloon Fest because she's doing it all 8-months pregnant!

What could be better than a small-town Independence Day Parade, packed with floats, marching bands, antique cars, Shriners, bite-sized candies, and old friends?

For the third straight year, the Nancy Jenkins Team will be appearing in the Town of Williston's Fourth of July Parade. You can easily spot us! We'll be the ones driving the giant Nancy Jenkins Moving Truck and throwing out summer Frisbees.

Williston will hold it's annual Independence Day Celebration activities starting on Monday, July 2nd and end with the parade and fireworks on July 4, 2012. Activities include:

Monday, July 2nd - Family Bike Race

Tuesday, July 3rd - Firecracker 5K Fun Run; Cream Social and Town Band concert; Book sale starts

Wednesday, July 4th - Parade, BBQ Chicken Dinner, Book Sale and Arts and Crafts Show, Frog Jumping Contest, Games and Vendors, Fireworks and Entertainment, Farmers Market
