Spring is here! We have had a long and snowy winter and it is good to see warm days and sunshine. The real estate market here is showing signs of spring with buyers popping up daily and many of our homes are going under deposit. The news of the national housing bust has dropped out of the daily media and buyers are finding great homes at prices we have not seen in years. Current 30 year fixed interest rates are below last year at 6% with zero points according to Mark Benton at Summit Financial Center.

The number of available homes in Chittenden County has increased to 552 down from the peak of 650 in September. The available number of condominiums inventory stands at 300, which is slightly above the average we have seen over the last 7 months. If this is your year for a move there are lots of great opportunities out there!

The most important spring advice I can give is to continue to maintain and improve your home, keeping pace with modern changes. Quick upgrades such as new paint, carpet or flooring, plumbing fixtures and updated lighting will be rewarded in both your current enjoyment and for future selling. Also important are improvements to roof, furnace, siding, and the exterior appeal of your home with added landscaping.
